This brings us to the second important aspect - the property search. If the property you are looking for is in a region and / or price range that is in high demand, it is advisable to research daily. This is because new real estate advertisements are constantly appearing online and it is crucial to inquire quickly if there is a suitable property in Austria.

Secure financing

At the same time, it makes sense to clarify the financing during the search. Contact banks and obtain offers, even if they cannot yet go into every last detail, as no exact property information is yet available. This way, as soon as you have found the ideal property in Austria, you can quickly submit an offer.

Make an offer and conclude a purchase contract

If you are convinced by a property after a viewing, submit a binding, written purchase offer in which you state exactly the conditions under which you are prepared to buy the property. If the offer is accepted, the purchase contract can be drawn up. Payment of the purchase price is handled by a notary, even in the case of private properties. The notary takes care of the land register and the payment of the purchase price. The purchase of the property is then completed.

The prices: How much does real estate cost in Austria?

Real estate prices in Austria are extremely varied. While there are cheap properties for sale in Burgenland, the Waldviertel and Mühlviertel, as well as in some regions of Styria, prices in other cities, municipalities and districts are literally exploding. Particularly expensive properties are on offer in Innsbruck, Salzburg and the upmarket districts of Vienna.

Properties in tourist areas are also very expensive - for example in Kitzbühel, generally in popular ski resorts but also on various lakes, as well as in Upper Austria, Salzburg and Carinthia.

The additional costs

Regardless of the price of the property in question, additional costs are a factor that should not be underestimated when buying a property. The following additional costs must be taken into account:

  • Land registry fee: 1.1% of the purchase price
  • Land transfer tax: 3.5% of the purchase price
  • Preparation of the contract by a lawyer: approx. 1.5% of the purchase price
  • Notarization of the signatures on the purchase contract: approx. 300 euros
  • Registration of the mortgage in the land register (if the purchase is financed with a loan): 1.2 % of the mortgage

There is an exception for the land register entry fee. The fee does not apply for the first 500,000 euros of the purchase price if the property is purchased for own residential purposes (main residence). This temporary exemption from fees applies until 1.7.2026. Whether all requirements are met for the land register registration fee not to be charged must be checked in detail.

Additional ancillary costs are incurred indirectly if, for example, fees are charged for taking out the loan, such as a processing fee from the bank.

The estate agent's commission is particularly important to consider. If a property in Austria is not sold privately, but through an estate agent, the buyer is almost always charged a commission of 3.6% of the purchase price. For a property sold for 400,000 euros, the commission is therefore 14,400 euros - an enormous sum, which is why commission-free properties in Austria are particularly popular.
