How to find your house to buy in Lower Austria

Buying a house in Lower Austria is the dream of many people who grew up in this province or in Vienna. Hundreds of thousands of single-family homes are already available - but construction and renovation work is continuing all the time.

Popular regions

There are good arguments for buying a house in all regions of Lower Austria. Statistics show that areas close to Vienna, St. Pölten and Tulln are particularly popular.

Commuting from a detached house

The easy accessibility of the capital in particular is driving demand for houses in this province. Houses are in high demand along the railroad lines from Vienna to Tulln an der Donau and Krems an der Donau, but also further north, on the route to Hollabrunn or south, in the municipalities of Wiener Neudorf, Wiener Neustadt and the district of Baden.

For commuters who work in the north of Vienna, houses in the eastern lowlands (districts of Mistelbach and Gänserndorf) are also sought-after residential areas. You will look in vain for old buildings here, but there are extensive new housing estates and mostly good infrastructure.

Quiet residential areas

Away from these highly sought-after areas in Lower Austria, there are other districts, some of which offer more affordable house prices. For example, houses in the Waldviertel are popular - whether as weekend homes or for people who frequently work from home and therefore do not have to commute to Vienna every day. Locations near the Waldviertel reservoirs, in the Kamptal and further east along the Wagram are particularly noteworthy. In the south of the country, houses close to Vienna have always been in demand, for example in wine-growing areas such as Gumpoldskirchen.

Old buildings and summer retreat villas

Even further south, in the foothills of the Alps, there are classic detached houses, old farmhouses and impressive villas that served as summer resorts in the days of the emperor. Such magnificent buildings can be found especially on the Semmering and in the Schneeberg region. Old villas in the Kaptal valley, for example around Gars am Kamp, also owe their existence to the former summer resorts and are regularly sold at bargain prices, as they are usually in great need of renovation and the journey time to Vienna is just over an hour.

The price: How much does a house in Lower Austria cost?

Buying a house in Lower Austria is possible on almost any budget. Second-hand houses in more remote areas, such as the northern Waldviertel, are available for around 100,000 euros. Properties in need of renovation are sold for even less.

At the other end of the scale are exclusive villas, of which there are also more than enough here. After all, many wealthy people are looking for a spacious home outside the city. Prices are open-ended, with numerous villas on the market for several million euros.

Classic detached houses in Lower Austria can be found in the golden mean of the real estate market. In good condition and with a small garden, these houses in average locations are offered for between 200,000 and 900,000 euros. For more expensive properties, special features can be expected, such as an exceptionally large floor area, a special view or absolute proximity to Vienna. If you want to buy a modern, ready-to-occupy detached house that is not brand new, you should usually budget between 400,000 and 700,000 euros.

Houses in need of renovation

Properties in need of renovation can be found in all districts. Lower Austria is also known as a land of subsidies. Various support services can therefore be examined for the renovation - from subsidized housing loans to a grant from the municipality for the installation of a photovoltaic system. In some cases, additional subsidies are also available if a property in the town center is renovated. Be sure to check the wide range of subsidies offered by the state if you want to buy a property in need of renovation here.

Buying a commission-free house in Lower Austria

Whether a quiet farmhouse in the Waldviertel, a practical terraced house south of Vienna or a modern villa along the Danube - there is a suitable offer for every wish. Prices range from real bargains to the absolute luxury segment. The commission payable to the estate agent when buying a house is typically 3.6 percent gross. As this is usually well over 10,000 euros, many people try to buy a commission-free house in Lower Austria wherever possible. You will only find commission-free offers on our portal.
