Find your house to buy in Vienna

Buying a house in Vienna is the dream of many people. After all, Austria's capital is regularly voted the most liveable place in the world. Anyone looking for a house here will find a wide range on offer: From allotments to grandiose villas, there are different types of houses.

Where can you buy a house in Vienna?

As a metropolis, the federal capital is densely built up. It is therefore not possible to move into your own home everywhere. But apart from detached houses on the outskirts of the city, there are also magnificent villas and popular allotments. It should be noted that some allotment garden houses may not be inhabited all year round - find out more about this before making an offer to buy.

Houses are offered in the following districts of Vienna:

    1. District: Primary allotment garden houses near the Prater
  • 10th, 11th, 12th districts: Primarily detached houses on the outskirts of the city, although there are also more elegant cottage locations in the 12th district.
    1. and 14th district: In the districts of Hietzing and Penzing there are detached houses, villas and allotment garden houses. Some of the houses in these districts offer a beautiful view over Vienna.
  • 16th, 17th, 18th and 19th districts: In the outer parts of these districts there are detached houses, magnificent villas and also allotment houses. Villas in Währing and Döbling are particularly sought-after.
  • 21st, 22nd and 23rd districts: In these districts, it is mainly new buildings on the outskirts of the city. There are also old villas in the 23rd district and a few charming old vineyards in the 21st district.

In other areas of Vienna, houses rarely come onto the market. However, there are generally townhouses even in the first district, the heart of Vienna. However, these rare properties are usually sold quickly and at a high price.

Buying an apartment building in Vienna

Viennese apartment buildings are particularly interesting for investors. Although these rented apartment buildings traditionally generate a modest rental yield, they are a very secure, long-term investment with the potential to increase in value. Apartment buildings are sometimes sold relatively cheaply if the available living space is rented for an indefinite period.

How much does it cost to buy a house in Vienna?

The cost of a house in Vienna can vary greatly. Location, features, year of construction and building reserve determine the purchase price that can be realized on the market. Generally speaking, there are hardly any houses for sale for less than 5,000 euros per square meter. Purchase prices are often between 5,000 and 10,000 euros per square meter.

In green cottage locations, such as in Währing or Döbling, the 10,000 euro mark is usually significantly exceeded. If well equipped or with a beautiful view, the price per square meter is even twice as high.

When townhouses in the inner districts come onto the market, the prices paid are at a premium. No average can be given for this. However, the listed status of these houses must be taken into account. Many old buildings are protected and cannot be extended or significantly converted.

The price of an apartment building in Vienna depends on its condition, location and rentability. The existing contracts play a major role, as they determine when the house can be renovated and, if necessary, sold on a parity basis. Depending on these factors, purchase prices average between 2,500 and 10,000 euros per square meter.

Vienna: Buying a commission-free house privately

Buying a commission-free house requires luck. The more flexible you are with regard to the location of the house in Vienna, the easier it will be to find your new home. Even supposedly less beautiful districts, such as the 10th and 11th districts, have great houses to offer - such as the Wienerberg recreational area.

Many houses in Vienna are offered for sale through estate agents. However, the commission is 3.6 percent gross of the purchase price of the house. This means that estate agents usually receive thousands of euros in commission. If you don't want to spend this amount, you need to look for a house that is being sold without an estate agent or that is being sold commission-free for the buyer by an estate agent.
