Living in Lower Austria
The federal state is often abbreviated as "Lower Austria" and is divided into the following regions:

Each region has different advantages. While the Waldviertel offers tranquillity and a somewhat cooler climate, the Weinviertel has lively cellar alleys. In the Mostviertel, the foothills of the Alps provide a beautiful backdrop and in the Industrieviertel there are thermal baths, mountains and charming small towns to discover.
The region is also particularly popular thanks to its proximity to Vienna and Vienna-Schwechat Airport. Traveling to Vienna by public transport? This is easily possible from many places. Climbing a mountain peak or swimming in a cool lake in summer? No problem either. Living in Lower Austria is the perfect combination of urban and rural advantages.
The low unemployment rate is also an advantage. On the one hand, commuting is easy and on the other, there are many regional companies.
Real estate market in Lower Austria: overview
The real estate market in the federal state varies greatly from region to region. Generally speaking, the closer to Vienna, the more expensive the properties. Regions that are located in rural areas but have good connections to the federal capital are particularly popular. These include, for example, the Wagram region (Franz-Josef-Bahn to Vienna) and the towns near Wiener Neustadt and Baden.
Real estate: preferred living situation
While detached houses are the most popular form of housing in rural areas, there are also some (small) towns in Lower Austria with multi-storey residential buildings. Centrally located apartments are in demand in the following towns, for example:
- Sankt Pölten (provincial capital)
- Tulln on the Danube
- Krems on the Danube
- Klosterneuburg
- Hollabrunn
- Baden near Vienna
- Wiener Neustadt
In addition, there are usually also subsidized apartments, for example from cooperatives or municipal housing.
The situation is quite different in the Mostviertel region, for example, where large square farms dominate the landscape. In the Waldviertel, properties can be found in secluded locations. In the Weinviertel region, on the other hand, most of the properties were built in a group of villages, and there are also charming cellar alleys here, where converted cellars are often used as weekend accommodation.
Purchase prices for real estate
There are major regional differences in real estate prices in Lower Austria. While the Vienna suburbs continue to grow and prices are rising in the district capitals, the situation in other areas is completely different.
In the northern Waldviertel and Weinviertel regions in particular, land and second-hand detached houses have been available at reasonable prices for many years. Older farmhouses in particular are being offered very cheaply here. If you are a handyman and don't want to live close to the city, you can find real bargains in the more remote regions.
Proximity to Vienna as a price driver
The better the infrastructure, the higher the prices. For example, housing costs are significantly higher in and around district capitals. Krems an der Donau, Mödling and Baden bei Wien are particularly high-priced cities. Regions that are particularly popular with tourists, such as the Wachau, are also in high demand.
In recent years, Sankt Pölten, Hollabrunn and Tulln have also experienced strong demand. Although these cities are a considerable distance from Vienna, they are well connected by public transport.
In St. Pölten city, purchase prices per square meter already average over EUR 4,000. Tulln, Krems and Baden are in similar price ranges. By contrast, it is considerably cheaper in the northern Waldviertel, for example in the district capital of Gmünd, where the average price is around EUR 2,000 per square meter.
Real estate prices
No very detailed statistics are available on rents in Lower Austria. However, there are large price differences between rural and urban areas. In the provincial capital of St. Pölten, rents average over 10 euros per square meter. In central locations in St. Pölten, as well as in Krems, Tulln, Mödling and Baden, rents of EUR 15 per square meter are also charged. Affordable rental properties are also available, particularly in structurally weaker, rural communities.
Affordable housing
Lower Austria is known for its high level of housing subsidies. In addition to housing subsidies, there are other subsidies, for example for the renovation of buildings in the town center or in some cases at municipal level, e.g. for photovoltaic systems.
Regional cooperatives (e.g. GEDESAG, WAV, etc.) build subsidized properties. Many municipalities offer plots of land for local residents at slightly lower prices. Thanks to this broad support, it is certainly possible to live in the province at affordable conditions.
