• Tourist use of the area

Away from those places that are close to the city of Salzburg, properties for tourist use are also in high demand. In recent years, it seemed as if every possible area was being used to build new hotels or second homes. So-called "chalet villages" were built and often sold as investments. The state of Salzburg has taken action in this regard and is now demanding a tax for second homes in Salzburg.

However, it is still difficult for locals to find affordable housing in one of Salzburg's districts. To improve this situation, the criteria for housing subsidies in Salzburg were relaxed in spring 2024. This should allow more locals to benefit from the housing subsidy and purchase properties in Salzburg Land.

Popular forms of housing in Salzburg Land

There are many different types of housing in Salzburg Land. Many people live in apartments, not only in cities but also in larger communities. The reason for this is that some old farms, which offer plenty of space, have been converted into apartments. Typical 2-, 3- and 4-room apartments can therefore be found in towns such as

But there are also multi-storey residential buildings in larger towns such as Mariapfarr. Seasonal workers who work in tourism also need a lot of living space.

Converted properties and multi-generation houses

Large agricultural buildings in particular, which are no longer used in this form today, can be easily converted to create new living space. Extensions and additions allow several generations to live together under one roof. Another possible use is to live in part of the space in a large house yourself and rent out the rest - whether for tourism or as a main residence.

The statistics on property prices in the province of Salzburg are often somewhat distorted because there are always luxury projects that drive up the average price per square meter. In general, the price level in the province of Salzburg is fairly constant. Differences can be seen in the urban-rural divide and in tourist regions. Apart from this, there are no significant price differences between the individual districts.

Purchase prices in Salzburg Land

Purchase prices of over 4,000 euros per square meter should be expected in any case. For newly built apartments and houses, purchase prices can be twice as high. For absolute luxury projects, purchase prices of 15,000 to 20,000 euros per square meter are possible. These are exclusive chalets or properties located directly on the ski slopes or a lake.

Land prices in Salzburger Land range between 200 and 1,000 euros per square meter. This makes building plots difficult to afford for many locals.

Rental prices in Salzburg Land

The price differences for rental properties are also striking. Around 12 to 15 euros per square meter must be factored in. In particularly sought-after locations, rents of as much as 20 euros per square meter are due.

The good news is that there are also downward outliers. There are significantly cheaper properties in more remote regions. These properties usually have one or two disadvantages that need to be assessed individually. Typically, this may be an unrenovated bathroom or the property may have poor transport links.

Close to the city and tourist areas

Properties located in highly sought-after tourist areas are particularly expensive. On the one hand, many properties here are being converted into hotel and apartment complexes. On the other hand, companies also need accommodation for employees here. As a result, demand is particularly high and affordable living space is a rare commodity.

Away from the Alpine tourist regions, all municipalities that are close to the city of Salzburg are also in high demand. The urban environment drives up prices and there are also international connections from Salzburg (Salzburg Airport, trains to Munich, Berlin, Hamburg, Vienna, etc.).
