The apartment on the first floor is completely finished and could be occupied immediately after minor renovation work. On the ground floor there is a large living and dining room, a spacious bedroom, a kitchen with adjoining utility room and the building services. The ground floor is rounded off with a large bathroom with bathtub and shower, a guest WC and the hallway with staircase to the top floor.
On the top floor, there are 2 rooms of the same size on one side and an open-plan kitchen/living room on the other. In between are a planned bathroom with bathtub and a small room that can be used as an office or storage room. The hatch for the ladder to the loft is located in the hallway. The electrics have been installed but most of the wiring has not yet been completed. The switches and sockets are missing (some are still in new packaging on site) as well as the light fittings. Carpet has already been laid in the living rooms, but there is no floor covering in the kitchen yet.
On the ground floor, tiles were laid in the hallway, the kitchen, the utility room and the bathrooms, the living/dining room and the bedroom were fitted with laminate flooring on which small carpets and bridges were laid for decoration and protection. In the attic, mainly carpeting was laid (bedrooms) and the owner had planned to lay laminate flooring in the eat-in kitchen but did not do so. The kitchen area has already been tiled on the floor and the wall tiles for the kitchen backsplash are also present.
On the ground floor, the windows have been fitted with floor-to-ceiling plastic windows (patio doors), mostly double-leaf, so that you can walk directly into the garden from almost all rooms. The living room and the bedroom have large sliding patio doors through which you can access the adjoining terrace / corridor.
All windows on the ground floor and first floor are fitted with roller shutters with belts, which can provide shade in summer or some insulation in winter
Location
Münchehagen is now a district of Rehburg-Loccum, a small town with around 10,500 inhabitants close to the Steinhuder Meer. The house on offer is located in a small side street, so there is no need to worry about heavy traffic. As a rule, only people who live here or visit local residents drive here. The town of Münchehagen itself has become famous for its dinosaur discoveries in recent decades and is still a destination for many palaeontologists. The Dinopark also attracts people to this small town who want to experience the history of dinosaurs and Münchehagen. Due to its proximity to the Steinhuder Meer, this area has a very recreational character. There are many hiking and cycling routes to follow. Here you can experience and enjoy pure nature.
The next larger towns of Wunstorf or Nienburg are not far away, so you can do all the shopping and errands that you might not find in Münchehagen or Rehburg. The towns of Sachsenhagen and Stolzenau are also not far from Münchehagen.
The town of Rehburg-Locum has a very good infrastructure. There are bus routes 2121, 50 and 56 in the immediate vicinity. In Rehburg and its districts there are several day-care centers, kindergartens, day-care centers, as well as elementary school, a grammar school in Stolzenau and an integrated comprehensive school in Nienburg. There is a leisure pool in Münchehagen and an indoor pool in Rehburg. Other sports and play facilities complete the generous range of leisure activities on offer.
Münchehagen and its other districts offer a wide selection of pubs and restaurants, so there should be something to suit every taste. There is a bakery and a restaurant just a few minutes' walk from the property. There is also a pharmacy nearby. Further away you will also find various shopping facilities. Several museums, a cinema, good medical care and various recreational and sports facilities (including several gyms) are also within easy reach.

The house was planned as a two-family house but was not completed. The apartment on the first floor is finished and could be occupied immediately after minor renovation work. As the ground floor apartment was planned for family members, the ground floor apartment is not locked. A spacious hallway / entrance area leads to the individual rooms on the ground floor and the open staircase to the top floor.
The apartment on the top floor has an apartment door at the end of the stairs, creating a separate 2.5-room apartment with an open-plan kitchen and a bathroom with bathtub. The attic has been partially converted, but the electrics and bathroom still need to be fitted out.
The large house has plenty of space for a family with several children or for a family who want to bring their parents/parent into the house. The garden has a nice size to enjoy as a quiet spot, but also for nice family barbecues or celebrations in the garden and can still be well managed in old age.
