This courtyard-side maisonette apartment with terraced house character is located in a quiet, partially planted courtyard with a preserved protective wall from the 15th century. Here you can hear the birds chirping from the lime trees and yet everything in the center of Perchtoldsdorf is within walking distance. Stores for daily needs, numerous wine taverns as well as a music school, library, theater, dance and gymnastics offers etc. are within 10 minutes walking distance. There is also a weekly market in front of the castle on the market square, as well as a large and small park - both with pleasant playgrounds.
No one lives above or below, so you have more or less a terraced house. The apartment is very quiet. It was furnished to a high standard in 2004:

You enter the apartment through a separate entrance door, without a divided staircase. The eat-in kitchen was repainted and wallpapered 3 years ago (Zoffany brand). The first floor remains pleasantly cool even on the hottest summer days.
There are 3 floors with 2 bedrooms, an eat-in kitchen and a large living room. The apartment could easily be converted into 3 bedrooms.
The large bedroom (21sqm) has plenty of space for a sitting area or could easily be shared by 2 children. The smaller room (14sqm) would be practical as a children's room or for a home office. The bedroom and children's room were painted three years ago with high-quality Zoffany paints. Remaining colors are left to touch up if desired. Both rooms on the second floor have well-darkening custom-made roller blinds (with side rails). There is a large bathroom with window next to the children's room.
On the third floor there is a large room with terrace access, which is now used as a second living room or play area for the child. It could easily be converted into a third bedroom or guest room. A sliding glass door could be installed for this purpose.
The kitchen needs a refresh. It is an Ikea kitchen installed by the previous owners. You can still get parts from Ikea or of course install a new kitchen.
A cellar compartment (4sqm) is allocated, as is the shared use of the vaulted cellar from the 14th century. Next to the entrance gate there are two rooms for storing ferry bikes, baby carriages, sports equipment etc.
